Lemy Panadería y Repostería, Guaynabo Puerto Rico

Location:  PR-177 Km. 2.5, Guaynabo Puerto Rico


3CON Construction managed this Turnkey Project under a demolition, design and construction contract.  The project consisted in the demolition, remodel and additions to a former Burger King structure to build the new Guaynabo Lemy Bakery from a fast-food to a high end/fine boutique bakery and restaurant.  Project had a limited budget, nonetheless, result was the completion of an outstanding product.  We handled a permitting issue with no consequences to the Owner.  Improvements involved all interior finishes including gypsum board walls and fascias, ceramic floor and wall tiles, woodwork and bathroom updating.  Exterior works included improvements to the existing facade, outside terrace and an ornamental fence, sidewalk retrofit, new entrance and deck and new drive-thru and service area.  The total store area upon completion was approximately 2,000 feet.

Hurricane Maria aftermath Residential Roof Repairs

Location:  Islandwide


3 CON provided services of expedient home repair for affected communities after Hurricane Maria disaster.  3CON worked for Team Rubicon; an international non-profit disaster response organization in the aftermath of Maria to repair residential roof damages.  Work consisted of roof wooden structure reinforcement and/or installation and roof cover of 25 residences that were severely damaged by Hurricane Maria on September 20, 2017. 3CON provided the knowledge and experience to reinforce and secure the roofs to withstand strong hurricanes and heavy rains and at the same time maintaining  aesthetic appearance.  Each roof was erected in not more than 3 days although construction labor and materials were scarce at the time of the emergency. 3CON's effectiveness in  productivity and and procurement was of essence for the completion of each roof in the expected schedule.


HIGHLIGHT:  Built around 200 roofs in 11 months

Team Rubicon Hurricane María Full House Construction Pilot Project

Location: Vega Alta, Yabucoa & Canovanas, PR


TRCE was contracted by Team-Rubicon; a non-profit organization working in Puerto Rico after Hurricane Maria providing  recovery services to replace roofs and houses to the people in need.  TRCE worked the design and construction of three full house units located in the municipalities of Vega Alta, Canovanas and Yabucoa which replaced residences that were completely destroyed. Each residence had different requirements for the slab and footing of the structure that depended on the site conditions and topography, however the basic structure framing design was the same for all three units with a slight variation on the layout.  House main structural framing  was composed of 3 x 8 treated wood beams and columns. Plywood and trims were used for the exterior finish and gypsum board for the interior wall  finishes. Modern furnishing inside blended with rustic wooden elements achieving an outstandingly beautiful interior at a very low cost. All residences were designed to withstand CAT-2  hurricane winds. TRCE built three units on-time and with-in budget.  Project cost was $124,788.00


HIGHLIGHT: Designed 2 models of FAST CONSTRUCTION structural wooden houses for a pilot housing project to provide a new home from the ground in less than 15-days.

Kelly Learning Center

Location: Luquillo, Puerto Rico


Design (E&E), build and management for the construction of the new facilities for Kelly's Learning Center in Luquillo, Puerto Rico. TRCE performed a Value-Engineering to     reduce the construction cost for about $800,000. Structure was comprised of monolithic buildings built in only two concrete pours.  TRCE utilized an innovative method for exposed concrete that did not require plastering, thus decreasing construction time. The facilities included 18 class rooms, half length Olympic swimming pool, basketball court, modern entrance, access drop-off and circuit road, parking, septic retention tank, site with stormwater system and all other    related facilities all located in a 5-acre lot.  Project was completed on time and with-in budget.  Total project cost was $1.8M

PRASA Dams Monitoring Program Instrumentation

Location: Islandwide, Puerto Rico


TRCE developed a monitoring program for all Dams owned by PRASA in Puerto Rico. The monitoring consist of construction and measurement of high-precision instrumentation to detect and document the performance of the Dam structure  and cross-check the results with the Design Parameters.


TRCE designed, built and monitor the settlement/displacement monuments and the remote monitoring equipment for monitoring wells.  This project results in a significant reduction of warning issued by the Puerto Rico Dams and Reservoirs inspection and Regulation Unit.

Initial Implementation cost was $350,000.00
